How our AI-built rates appeal works — in plain English.

We believe you should know exactly what you're paying for. This page explains how our AI local-area scan works, what data it uses, and what you get to review before anything is submitted to the Valuation Office (VO).

01How the AI local-area scan works

When you order an appeal pack, our AI reviews your property in the context of its local rating area. It analyses your business activities, the property's use and size, and how the Valuation Office (VO) has assessed comparable properties nearby. It then identifies legitimate routes to a lower rateable value — such as comparable assessments set lower than yours, reliefs you may qualify for, and local factors (for example layout, access, or material changes of circumstance) that can justify a reduction. Every route the AI finds is checked and written up by a human specialist before it appears in your appeal.

02Data sources we use (high level)

The scan draws on publicly available and legitimately accessible sources: the VO's published rating list and comparable assessment data, your own rates bill and the site details you provide at checkout, and publicly available information about the property and local area relevant to valuation. We do not access your VO account, and we never use private data about other businesses. Your details are used only to prepare your appeal and are never shared with third parties.

03What goes into your appeal document

You receive a full, in-depth professional legal appeal as a PDF: the statutory grounds of appeal set out and argued in full, an evidence schedule covering comparables, floor areas, zoning, reliefs and material change of circumstance factors, and a clear explanation of why your rateable value should be reduced. It is formatted ready for the VO's Check & Challenge process.

04What you review before submission

You stay in control at every step. The complete appeal document is emailed to you within 72 hours of ordering, before anything is submitted. You can read every page, every argument and every piece of evidence. Nothing goes to the Valuation Office (VO) until you choose to upload it yourself to the Check & Challenge service in your own Government Gateway business rates account — and our step-by-step guidance walks you through that upload. Ongoing support is available throughout the appeal process if you have questions about anything in the document.
